The Bell Yard development converted and extended a six-story office building into a high-quality residential scheme near the Royal Courts of Justice. The project retained the original structure while adding a new façade and extra floor space. The existing mansard roof was replaced with two additional floors, creating 12 modern apartments.

The structural design for Bell Yard involved significant modifications to the existing reinforced concrete frame to accommodate a new façade, internal alterations, and a two-story steel-framed rooftop extension. The replacement of the façades required careful coordination to ensure structural integrity while modernising the building’s external appearance. Strengthening and repairs to the existing frame were undertaken to support the additional load of the new steel structure above.

Form played a key role in securing party wall awards, ensuring compliance with adjacent properties. Given the tight site constraints, we worked closely with the contractor to plan site logistics, temporary works, and construction sequencing, enabling an efficient build process while minimising disruption in the dense urban location.
